Estimate only, not legal advice. Indonesian rules change, the NJOP valuation can differ from the sale price, and the PPN-DTP VAT waiver has a price cap and an end date.
Get an exact figure from our teamA two-storey unit with its own entrance, sharing a wall with the next one in a row of three to a dozen on one plot, often with a rooftop terrace and either a small pool of its own or a shared one. It sits between an apartment and a villa in size and price, and is sold by developers in the same way: mostly off-plan, mostly on a lease.
One of three. If the developer split the plot, each unit has its own land certificate for the ground beneath it, freehold or leasehold, which a foreign buyer holds through a PT PMA as HGB or on a lease. If the plot wasn’t split, the unit is a lease inside the developer’s land lease, and your term ends when theirs does. A strata certificate, as for apartments, is rare for townhouses. Ask which of the three before comparing prices: a split-plot unit and a sub-lease unit of the same size are different things.
Yes, on the same routes as any house in Bali: a leasehold (Hak Sewa), HGB through a PT PMA, or Hak Pakai with a residence permit at a minimum price of IDR 5 billion. Freehold (Hak Milik) stays with Indonesian citizens.
Only where the zone allows it. The cards above carry a tag for it: “Touristic area” means the plot sits in a tourism zone under the regency’s spatial plan, where accommodation for guests can be licensed; “Residential” means a housing zone, where short-term letting is restricted or not licensed at all. The licence itself sits with a PT PMA that owns the unit or with a licensed operator, and in a managed row it is the operator’s.
At purchase, notary and legal work of about 1% on every route; 5% BPHTB where a title is transferred, so on a split-plot freehold through a PT PMA, and nothing on a unit lease; and 11% VAT (PPN) on a new unit from a developer unless the PPN-DTP 2026 waiver applies. After purchase, a service charge for the shared pool, lane, security and parking, set per development, and PBB land and building tax on the NJOP value. The calculator above covers the purchase side; the service charge schedule comes with the unit.
The card price is set by built square metres, the title and its term, whether the pool is the unit’s own or shared, and the zone. Sort the cards above by price for the range on the day you look. A price that looks low usually means a one-bedroom unit around fifty square metres, a shared pool, payment ahead of construction, or a lease inside the developer’s lease rather than a plot of its own.
Townhouses for sale in Bali are listed here by area and title. Most sit in Pererenan, Canggu and Umalas, with rows in Seminyak and Sanur; each card shows the built size and whether the unit is leasehold, freehold or offered as either at two prices. A townhouse shares a wall and usually a plot, so the title depends on how the developer holds the land; what is checked is below. Closing costs are in the calculator above.
The land certificate for the whole row first: which title, whose name, and whether the plot has been split so each unit carries its own certificate for the ground under it, or the units are sold as leases inside the developer’s land lease, where your term can’t outrun theirs. Then the common ground: who holds the land under the shared pool, lane and parking, and who maintains it. Then the building permit (PBG) for the row and the zoning letter for the plot. For anything you shortlist we send those findings and the full cost of closing in writing. We don’t list a unit whose land document we couldn’t read.
